The property valuation problem, solved in-house

Every fund must report assets at market value, and regulation 8.02B requires objective and supportable evidence behind that value every single year. A lone real estate agent appraisal or a rolled-forward valuation is where auditors push back, and property-heavy Adelaide funds feel it most.

Related party leases need more, not less

Business real property leased to a member's business is the classic Adelaide fund asset. The auditor needs both a defensible market value and evidence the rent is at market. We prepare both sides so the arrangement stands up.

Limited recourse borrowing arrangements add a bare trust, a lender's conditions and stricter valuation expectations. Moving an existing fund to us

One signed authority and we collect the prior accounts, the trust deed, member records and the Class or BGL data from the outgoing accountant. Most transfers complete within a month, and the first thing you receive is a short position note: lodgement status, any compliance loose ends, and the valuation evidence the next audit will need.

Can you audit our fund too?

No, and no accountant preparing your fund should. The audit must be independent. We work with established independent SMSF auditors and manage the whole exchange for you.

Do we need a property valuation every year?

The fund must report market value every year with objective and supportable evidence behind it. A formal report is not always mandatory, but after significant market movement, for related party arrangements, or where the auditor requests it, a desktop valuation report is the clean answer.

Our fund has not lodged for two years. Can you fix it?

Yes. Overdue funds are routine work: we rebuild the years, obtain retrospective valuations where needed, and manage the ATO on lodgement and penalty remission.
